The short answer
A roof repair estimate is shorter than a full replacement estimate, but it still needs the problem, a clear repair scope, line items, a total, what could change the price, terms and a signature. You can download the template below as a printable PDF, a fillable PDF you type into on screen, or a Word file.
Disclosure: we make Supplement Snap, which is not an estimating tool. It helps crews document hidden damage after tear-off. This page is about the estimate you give a customer for a repair. If you are quoting a full replacement, use our roofing estimate template instead.

For a limited repair rather than a full replacement: the problem, the repair scope, line items, what could change the price, terms and a signature line.
Fillable PDF: open it in a PDF reader such as Adobe Acrobat Reader to type into the blanks. Some phone and browser previews cannot.

What a repair estimate needs to say
The table lists the sections and why each one is there. A repair is often a small job, so the temptation is to write one line and a price. That is where disputes start, because the customer may assume the repair covers more than you meant.
Keep the language plain, and say what is included and what is not.
| Feature | What to put in it | Why it matters |
|---|---|---|
| The problem | Where it is on the roof, what you found and the cause if you know it | The customer sees you understood the issue, and the record shows what you were asked to fix |
| Repair scope | Exactly what you will do, and what is not included | Stops a small repair turning into an argument about the rest of the roof |
| Line items | Materials, labor and any trip or disposal charge, listed separately | Makes a short job easy to follow |
| What could change the price | How extra damage found once the area is opened up will be handled | Avoids a surprise bill |
| Workmanship warranty | How long you stand behind this repair and what it covers | Sets expectations about the repaired area, not the whole roof |
| Terms and signature | Payment terms, planned date window and a line for the customer to accept | Turns the estimate into an agreement |
Found hidden damage after tear-off?
An estimate covers the work you can see before you start. Supplement Snap helps your crew document what turns up once the shingles are off. Your first project is free.
How to fill it in
Start with the problem. Write where it is and what you saw, for example a leak around a chimney where the flashing has pulled away. If you know the cause, say so, and if you do not, leave it blank rather than guessing.
Then write the repair scope as a short list of actions, with a limit where one is needed. For example: remove and replace the chimney flashing, reseal, and replace up to a stated number of damaged shingles. Add a sentence on what is not included, such as interior ceiling repair.
Put materials, labor and any trip or disposal charge on separate lines with your own prices. The template has blanks only, not prices.
Say what a repair does not do
A repair fixes the problem you describe. It does not make the rest of the roof new, and it cannot promise that nothing else will fail. If you noticed other worn areas while you were up there, write them in the terms section so the customer knows. It protects you, and it is the honest thing to tell them.
If a repair is likely to be followed by a larger job, or the roof is near the end of its life, say that plainly and point to the good, better, best proposal template for offering a replacement choice.
Check your local rules before you use it
Many states require specific language in home improvement contracts, a license number, a right-to-cancel notice, or limits on deposits. Some apply a written-contract rule above a certain dollar amount, and repairs can fall under it. This template does not include state-specific wording.
Ask your state licensing board, your insurance agent or an attorney what must appear in your estimates and contracts.
Rules differ by state
Licensing, written-contract requirements, cancellation rights and permitted payment terms vary by state and sometimes by city. This template is a starting layout, not legal advice. Have it reviewed against your local rules before you use it with customers.
If the repair is part of an insurance claim
When a carrier is paying, the carrier's estimate sets the starting scope, and damage found after the work begins is handled through a supplement, not through your repair estimate. See our roofing supplement template and the roof damage report template for documenting it.
Supplement Snap is for that second step: your crew photographs the damage on the roof, adds a note, reviews the drafted description and exports a PDF for the adjuster. Your first project is free. See the feature walkthrough and the pricing page.
Frequently asked questions
What should a roof repair estimate include?
The problem and where it is, a clear repair scope with what is not included, line items for materials and labor, a total, how extra damage will be handled, terms such as payment and a workmanship warranty, and a signature line.
Is there a free roof repair estimate template?
Yes. This page offers one as a printable PDF, a fillable PDF and a Word file, with blanks for your own prices. Check it against your state's requirements before using it.
How is a repair estimate different from a roof replacement estimate?
A repair estimate describes a limited fix for a specific problem and should say what the rest of the roof still needs. A replacement estimate covers the whole roof area by area, with materials and a larger set of terms.
Does a small roof repair need a written estimate?
It is good practice to write one so the scope and price are clear. Some states also require a written contract above a set amount, so confirm what yours requires.
What if more damage is found during the repair?
Say in the estimate how that will be handled, for example that extra damage is priced at an agreed unit rate and approved by the customer first. If an insurance claim is involved, additional damage goes through a supplement.
